For this project, we are seeking professionals to fill **VERTICAL PROPERTY ASSISTANT** positions at well-established companies in the sector. Location of positions: **Barcelona and metropolitan area.** **Responsibilities** Responsibilities and portfolio management may vary significantly across different clients: * Receiving visitors and clients. * Answering phone calls. * Managing incidents. * Opening, monitoring, and closing insurance claims. * Monitoring overdue payments and collecting unpaid invoices. * Liaising with insurance companies. * Liaising with contractors. * Comparing contractor quotations. * Comparing insurance company quotations. * Rent settlements. * Taxes: VAT and Form 347\. * Deposit management \- INCASOL. * Drafting rental agreements. * Drafting annexes. * Rent adjustments. * Negotiating with tenants. * Tenant selection. * Invoicing. * Pre-litigation management of overdue payments. * Generating receipts. * Changing utility supplies. * Procedures for managing the Certificate of Habitability. * Procedures for managing Energy Certificates. REQUIREMENTS **Education** * Higher Vocational Training in Administration and Finance. * Intermediate Vocational Training in Administration. * Accounting training. * Compulsory Secondary Education (ESO). * Specific training in property management. * Knowledge of current legislation regarding vertical property or rentals (Urban Leasing Act - LAU). * Understanding of insurance operations and their clauses / policies. * Knowledge of building and residential maintenance and rehabilitation. * Familiarity with BT inspections, elevators, PCI, ITE, CHU, CEE. Not possessing all requirements is **not disqualifying** when evaluating applications. **Other Requirements** * Native or bilingual proficiency in Catalan and Spanish is mandatory. * Proficiency in English or any other language will be considered favorably. * Experience with CRMs used in the property management sector will be considered favorably. **We Offer** * Being part of a growing company. * Full-time position with flexible working hours. * Permanent contract. * Salary: between 18\-24K SBA, depending on experience provided. * Positive work environment. * Opportunities for growth and career development.
