This outcome means that we meet consumer standards as a landlord, identify when issues occur, and implement plans to prevent recurrence—demonstrating our commitment to providing high\-quality homes and prioritising tenant safety, needs, and well\-being. **The Damp, Mould \& Disrepair Surveyor role:** We’re looking for a proactive and knowledgeable Damp, Mould \& Disrepair Surveyor to deliver a targeted right first time approach to damp and mould. You’ll be the subject matter expert, ensuring our homes are safe, compliant, and well\-maintained, while also managing disrepair cases from initial claim through to resolution. **Key duties and responsibilities of our Damp, Mould \& Disrepair Surveyor:** * Lead or support identification, investigation, and resolution of damp, mould, and disrepair issues to ensure safe, compliant homes. * Ensure adherence to the Social Housing Regulation Act 2023, Awaab’s Law, 2025 prescribed requirements, health and safety, and all statutory duties. * Inspect properties for damp, mould and disrepair; produce detailed reports with photos and recommendations. * Oversee remedial works, ensuring quality, timeliness, and budget compliance; coordinate contractors and internal teams. * Ensure compliance with HHSRS and related regulations; contribute to policy development and strategic planning for damp and mould management. * Collaborate across services to develop and review processes, customer engagement, policies, specifications, and action plans for damp, mould, and disrepair. * Provide day\-to\-day technical advice to staff, contractors, and tenants on all Damp, Mould \& Disrepair matters as the SME to ensure pro\-active and preventative measures that address the root causes are expedited correctly. * Representing Berneslai Homes, utilise your external networks to Identify and implement innovative ways of working, actively seeking and rolling our best practice within the sector. * Develop effective communication solutions for customers, vulnerable customers, staff and other stakeholders and ensure all enquiries and complaints are fully investigated. * Contribute towards the training of staff to ensure a professional and competent workforce is in place to effectively manage Damp, Mould \& Disrepair within the organisation. *Please refer to the full Job Description and Employee Specification upon completing your application.* **What we’re looking for in our Damp, mould \& Disrepair Surveyor:** * A Level 4 qualification (i.e., HNC or NVQ) or proven extensive experience to be evidenced by an onsite assessment. * A Commitment to undertake further training as required, particularly in relation to Housing Health and Safety Rating System (HHSRS). * Membership of a Construction Industry related Professional Body i.e., CIOB, RICS or willingness to achieve this in an agreed upon timescale. * Excellent understanding and practical application of the RSH Homes Standard, 2025 Damp Mould and Disrepair Legislation Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025, Health and Safety, and Landlords Statutory Duties. * Strong knowledge of building pathology, especially damp and mould, with experience in housing maintenance or surveying. * Diagnose building defects, recommend solutions, and initiate corrective actions. * Ability to plan and prioritise a demanding workload, whilst working under own initiative. **What you might be asking is, why work for us?** We are proud to put our people first!
