Maintenance Planning and Control * Design, implement, and supervise the annual preventive maintenance plan for guest rooms, public areas, machinery, and technical systems. * Ensure all work orders are completed with quality and on time. * Maintain detailed and up-to-date records of all maintenance activities. * Conduct periodic inspections in guest rooms, common areas, and technical zones to identify repair needs and improvement opportunities. Coordination with External Suppliers * Request and evaluate proposals and quotations for specialized work. * Negotiate contracts and supervise the proper execution of outsourced services. * Monitor compliance with agreements, ensuring quality, deadlines, and regulatory requirements. Operational Management and Advanced Technical Support * General repairs in guest rooms and hotel areas (painting, wall coverings, furniture, etc.). * Maintenance of basic electrical systems, including replacement of switches, outlets, and lighting fixtures. * Installation, programming, and replacement of televisions and electronic equipment. * Minor plumbing work and maintenance of water supply systems. * Repair and maintenance of pumps, heating and cooling systems, and technical machinery. * Diagnosis and resolution of issues in kitchen equipment. * Supervision of exterior building maintenance and hotel image (curb appeal). Safety and Regulatory Compliance * Verify proper functioning of security systems, including alarms, fire protection systems (PCI), CCTV, and fire-fighting equipment. * Ensure compliance with local regulations regarding safety, health, and environmental matters. * Keep compliance records and mandatory certifications up to date. Budgeting and Cost Control * Prepare and manage the Maintenance Department budget. * Control inventory of tools, spare parts, and materials. * Optimize resources by pursuing energy efficiency and reduction of operating costs.
