Job Summary: We are seeking a professional to control and supervise service delivery in properties, ensuring quality, regulatory compliance, and adherence to technical guidelines, with a focus on organizational, safety, and maintenance management. Participate in the preparation of the annual budget and cost monitoring RESPONSIBILITIES Reporting to the Technical Directorate, the role is responsible for controlling and monitoring the proper delivery of contracted services (maintenance, security, cleaning, concierge, etc.) in the managed properties, aiming to guarantee service quality, compliance with applicable regulations, and adherence to procedures and directives established by the Technical Directorate. Key responsibilities include: Organizational Manage service contracts for assigned buildings * Lead and motivate personnel under direct responsibility. * Provide continuous training to department staff based on identified skill gaps. * Participate in hiring new staff within the area of responsibility. * Comply with company policies and procedures. * Develop and maintain close relationships with tenants and/or property owners, based on mutual communication and prompt, practical responses to their requests (24-hour response). * Maintain a positive attitude toward customers and composure in any situation. * Monitor compliance with current regulations and protocols established by the Technical Directorate. * Be responsible for the building’s image (cleanliness, security, and maintenance). * Manage technical projects in assigned properties. * Ensure compliance with technical specifications defined in lease agreements. * Manage procurement and tendering of materials and services required within the area of responsibility. * Participate in the preparation of the annual budget (Capex\-Opex) and conduct monthly monitoring of budgeted financial costs. * Prepare communications to clients and/or tenants, as well as presentations, summaries, and reports as required. * Propose actions to improve marketing, energy efficiency, equipment reliability, security, cost reduction, etc., for the managed buildings. * Be responsible for supervising waste management at the shopping center and ensuring compliance with ISO 14001 Environmental Management Standard. * Ensure implementation of the Prevention Plan developed by the SPA, as well as those functions described in the SIG Manual and procedures. * Prepare and archive documents generated within the SIG framework. * Identify and document non-conformities and develop corresponding corrective actions. * Train staff, suppliers, and subcontractors on environmental requirements to be met and necessary environmental best practices to minimize the shopping center’s environmental impact. Security * Convey confidence during emergencies through detailed knowledge of the evacuation plan and its various operational protocols for the shopping center. * Know and maintain the shopping center’s emergency procedures. * Have thorough knowledge of the center’s security systems. * Monitor preventive and corrective security installations, including dates and operations performed. * Maintain all security equipment in optimal working condition, ensuring operational efficiency within the area of responsibility. * Coordinate the subcontracted security team. Maintenance * Ensure appropriate operational settings and optimal operating conditions for all HVAC systems, as well as electrical and plumbing systems within the area of responsibility, ensuring their efficiency. * Train all assigned personnel on operation and maintenance procedures related to scheduled tasks. * Supervise and organize general maintenance tasks and property operations, including: * Manage and administer control program lists and system inventories, ensuring adequate time and personnel resources for scheduled operations and frequencies. * Ensure operational effectiveness and that the maintenance program within the area of responsibility is effective. * Monitor preventive and corrective maintenance, including dates and operations performed, and enter data into the maintenance management system. Parking * Convey confidence during emergencies through detailed knowledge of the evacuation plan and its various operational protocols for the parking area. * Know and maintain the parking area’s emergency procedures. * Maintain all parking equipment in optimal working condition, ensuring operational efficiency within the area of responsibility. * Coordinate subcontracted personnel for the parking area. PROFILE * Engineer or Technical Engineer / Architect or Technical Architect. * Postgraduate studies and language courses from officially recognized institutions are desirable. * Minimum 1 year of experience in a similar position. * English proficiency: advanced. ESSENTIAL REQUIREMENTS * Ability to resolve incidents related to any installation in the field. * Availability to work during the shopping center’s public opening hours. * Physical familiarity with access to all parts and areas of the center. * Knowledge of health and safety and environmental regulations, and ability to ensure department staff comply with them in center-related activities. * Motivate department staff to perform tasks with maximum professionalism, ensuring deadlines are met and operations function correctly. * Always possess decision-making authority and oversight of completed work. * Familiarity with procedures and regulations governing property administration. * General knowledge of IT systems and software, AutoCAD, and BIM. * Knowledge of the center’s power supply installations. * Excellent communication skills and goal orientation. * Management and organizational capability.
