This position focuses on the **technical management, monitoring, and control of development projects**, rather than day-to-day on-site supervision. The selected candidate will act as the **developer’s and property owner’s representative**, serving as the central coordination figure throughout project execution. All key project coordination will flow through this role, maintaining continuous dialogue with construction companies, technical supervisors, architects, engineering firms, suppliers, and other involved stakeholders. What will be your mission? Manage the full lifecycle of residential development projects—from design phase through to handover—ensuring compliance with the economic, technical, timeline, and quality objectives set by the property owner. Anticipate deviations, identify risks, and facilitate decision-making among internal and external stakeholders. Key Responsibilities * Act as the primary representative of the developer and property owner during project execution. * Perform end-to-end monitoring of residential developments—from design and planning through to delivery. * Coordinate architects, engineering firms, technical supervisors, construction companies, suppliers, and other participating parties. * Supervise project planning, execution, and progress. * Control costs, quality, timelines, and achievement of defined milestones. * Review budgets, certifications, comparative analyses, change orders, and financial variances. * Review reports, drawings, contracts, and construction-related communications. * Monitor contracts, commitments, and responsibilities of all involved parties. * Supervise construction progress through periodic site visits. * Manage and maintain up-to-date technical, financial, and contractual project documentation. * Track permits, licenses, and administrative documentation. * Identify risks, proactively resolve incidents, and propose corrective measures. * Facilitate decision-making among senior management, the investor Family Office, and external agents. * Prepare periodic progress reports for management and property owners. * Maintain clear and consistent communication with all stakeholders. * Coordinate handover phases—including inspections, commissioning, delivery, and after-sales support. * Ensure smooth transition and final delivery of each development. * Support technical and economic analysis of new investment opportunities. Requirements * Degree in Technical Architecture, Building Engineering, Architecture, Civil Engineering, or related field. * Minimum of **five years’ experience** in construction project management, residential developments, or similar roles. * Experience managing and monitoring residential development projects. * Solid knowledge of planning, cost control, certifications, and construction processes. * Experience coordinating construction companies, technical supervisors, engineering firms, and external teams. * Familiarity with the real estate and construction markets in the Balearic Islands. * Experience simultaneously managing multiple project stakeholders and agents. * Proficient use of Microsoft Office, project management tools, Revit, or similar software. * Strong analytical, organizational, negotiation, and decision-making skills. * Structured, responsible, solution-oriented profile with ability to work autonomously. * Willingness to travel between different project sites. * Valid driver’s license. Languages Fluent English—both spoken and written—is **mandatory**. Communication with the **investor Family Office is routinely conducted in English**, so the selected candidate must be able to participate in meetings, deliver presentations, draft reports, and manage technical and financial communications in English. Preferred Qualifications * Prior experience working on the developer’s, property owner’s, Family Office’s, or end-client’s side. * Knowledge of Balearic-based construction companies, technicians, industrial partners, and suppliers. * Experience overseeing residential developments comprehensively—from design through to handover. * Ability to work independently and assume high levels of responsibility.
