Job Summary:
Responsible for the comprehensive financial management of real estate assets, combining analytical, operational, and reporting functions, with cross-departmental coordination.

RESPONSIBILITIES
Reporting to the Financial Coordinator and integrated within the PROPERTY MANAGEMENT Department, you will be responsible for the comprehensive financial management of real estate assets, combining analytical, operational, and reporting functions, primarily performing the following tasks:
* Tenant billing and lease contract management in the ERP system.
* Tracking of key dates: expirations, rent adjustments, renewals, and break options.
* Calculation of rent adjustments (CPI) and recoverable expenses.
* Management of security deposits, guarantees, and contractual conditions.
* Accounts Receivable management: rent roll, outstanding debt, arrears, and provisions.
* Participation in Accounts Payable: control of Opex and Capex, and vendor payments.
* Preparation of financial reporting (monthly reports, KPIs, NOI).
* Participation in Budgeting & Forecasting and variance analysis.
* Coordination with Property Managers and other departments.
* Incident tracking and audit support.
* Responsibility for coordinating with other departments to obtain necessary information for financial management and reporting, correct application of procedures, as well as coordination of assigned finance personnel within the team/project.
**Accounting and Corporate Management:**
* Preparation of reports to the landlord/fund’s board or decision-making body.
* Audit support.
* Coordination of period-end closings with accounting firms.
**PROFILE Academic Background:** Bachelor’s degree in Economics, Business Administration, or similar. A Master’s/Postgraduate degree, MBA, or People Management qualification—preferably with a Real Estate specialization—is highly desirable. Strong financial and accounting knowledge; a Master’s or specialization in Auditing and Accounting, Management Control, or related fields is valued. High-level English proficiency. IT Skills: Proficient user of computer systems (Office), especially advanced Excel and Word. Knowledge of operating systems, YARDI, SAP, TABLEAU is advantageous. Minimum 2 years’ experience in a similar finance role or with demonstrable management responsibility, preferably within the Real Estate sector. Prior experience in external or internal auditing, particularly with listed companies, is valuable.
