Communicate with guests/clients to resolve maintenance issues. Perform preventive maintenance on tools and kitchen equipment and mechanical rooms, including cleaning and lubrication. Visually inspect tools, equipment, or machinery. Transport equipment (e.g., tools, radios). Identify, locate, and operate all shut-off valves for equipment and all main service disconnect switches for buildings. Maintain a maintenance inventory and order parts and supplies as necessary. Communicate daily activities and problems to employees on other shifts using appropriate communication programs and protocols. Demonstrate knowledge or basic aptitude to acquire knowledge in the following categories: air conditioning and refrigeration, electricity, mechanics, plumbing, pneumatic/electronic systems and controls, carpentry and finishing, kitchen equipment, vehicles, energy conservation, and general building management. Perform surface preparation and painting, minor drywall and wood repairs, replacement of light bulbs and air conditioner filters, and thorough cleanup of paint or repair areas. Test, diagnose malfunctions, and perform basic repairs on all types of equipment, plumbing (e.g., unclogging toilets and drains), electrical components including lamps, cosmetic items, extension cords, vacuum cleaners, internet devices, replacing switches and outlets, and other guest room items. Program televisions and perform general maintenance and inventory-related engineering tasks. Use lockout/tagout procedures before performing maintenance work. Perform repairs on indoor and outdoor landscaping and outdoor irrigation systems. Demonstrate basic computer operation skills, including inputting air control system schedules and changing temperatures. Comply with all company safety policies and procedures; report maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials. Ensure personal appearance and uniform are neat and professional; maintain property information confidentiality and protect company assets. Greet and acknowledge all guests according to company standards, anticipate and address guest service needs, assist persons with disabilities, and thank guests with genuine appreciation. Ensure compliance with quality expectations and standards. Foster and maintain positive working relationships with others, support team efforts to achieve common goals, and listen and respond appropriately to other employees' concerns. Speak clearly and professionally to others. Move, lift, carry, push, pull, and place objects weighing 50 pounds (22.7 kg) or less without assistance, as well as lift heavier weights or perform tasks involving movement without help. Climb up and down stairs, service ramps, or ladders. Reach above the head and below the knees, including bending, twisting at the waist, pulling, and leaning. Enter and retrieve job-related information using computers. Perform other reasonable job duties as requested. DESIRABLE SKILLS Education:High school diploma or equivalent certificate from a General Educational Development (GED) program preferred, or vocational/technical training certificate. Experiential Background:Experience in general maintenance, interior and exterior surface preparation, and painting. Hotel engineering/maintenance experience is desirable. Supervisory Experience:No supervisory experience required.
