To learn more, visit www.greystar.com. **JOB DESCRIPTION SUMMARY** The Assistant Manager is responsible for coordinating and executing leasing and reservation activities, as well as supporting the Property Manager in daily asset management to achieve budgeted revenue, occupancy priorities, resident retention, and leasing objectives.**JOB DESCRIPTION** ***Key Responsibilities*** * Always serves as a role model, demonstrating the Company’s core values. * Responsible for tour activities, ensuring the Property meets the Company’s required standards, making follow\-up calls, and collecting feedback after all tours. * Actively participates in the leasing process by generating and monitoring traffic, qualifying prospects, preparing leasing documentation, and completing move\-in, move\-out, and eviction notice procedures in accordance with established policies. * Uses Property systems to generate sales and leasing reports, monitor unit availability data, log maintenance requests, and document incidents and accidents, ensuring records are up\-to\-date and accurate. * Interacts proactively with residents to enhance service quality. * Promotes resident satisfaction and retention by ensuring timely responses to questions, requests, and complaints, and taking necessary actions to resolve service issues. * Manages on\-site inquiries, ensuring an adequate inventory of “ready” apartments, recommending rent prices and concessions, and monitoring daily sales and leasing activities. * Ensures proper implementation of advertising and promotional activities. * Develops and maintains relevant local knowledge to meet resident needs (transportation, entertainment, services, etc.). * Stays informed about current market conditions and competitor activity that may impact occupancy and asset performance. * Coordinates tenancy management by conducting periodic apartment inspections, managing evictions, imposing and collecting late fees and other charges per agreements, and monitoring lease expirations to control vacancy levels. * Manages payments and follows up on outstanding rents per established processes, promoting renewals and other revenue sources. * Collaborates with maintenance to ensure the asset’s physical aspects meet Company standards and coordinates model apartment inspections for market alignment. * Works with the Property Manager to align operational priorities and achieve leasing and occupancy goals. * Collaborates with the Property Manager on the proper implementation of Company\-defined operational and training processes. * Supports the Property Manager in ensuring compliance with applicable Spanish laws regarding leasing, Health and Safety, and Company policies. * Contributes to investor satisfaction by preparing operational information and tracking incidents or client/owner requests. * Reviews and analyzes financial and operational reports to identify and resolve issues affecting leasing performance, utilizing internal Company resources as needed. * Identifies and implements opportunities to generate new revenue streams and maximize utility service efficiency. * Assumes operational responsibilities delegated by the Property Manager during their absence, ensuring tasks are properly organized and executed per Greystar expectations. * Participates, as required, in an on\-call rotation to provide after\-hours emergency support. * Ensures the asset’s operation complies with Company policies and applicable laws related to residential housing and rental operations. ***Experience and Skills*** ***Essential*** * Ability to work independently and collaboratively with various stakeholders. * Flexible approach to working in dynamic and constantly changing environments. * Self\-awareness and cultural sensitivity, with the ability to adapt communication, negotiation, and relationship\-building skills to different audiences. * Excellent organizational skills, multitasking ability, and capacity to prioritize. * Numerical skills required to perform the duties outlined above. * Enthusiasm for delivering an exceptional experience to stakeholders and continuously improving one’s own knowledge. **Desirable** * Proven experience in driving sales/leasing performance and managing operations within the real estate or similar sector. * Knowledge of Landlord/Tenant legislation. * Proficiency in spoken and written English. * Experience collaborating in multifunctional operational environments. * Demonstrated track record of delivering service excellence in a similar role or setting. ***Important Notice:*** *Greystar will never request your banking details or other sensitive personal information during the interview process.
