Job Summary: We are seeking Property or Rental Managers for established companies, responsible for comprehensive property management, client service, and administrative procedures. Key Responsibilities: 1. Comprehensive property and rental portfolio management. 2. Client service and negotiation with property owners and tenants. 3. Contract, deposit, incident, and rent settlement management. For this project, we seek professionals to fill **PROPERTY OR RENTAL MANAGER** positions at established companies in the sector. Location of positions: **Barcelona and metropolitan area.** **Responsibilities** Responsibilities and portfolio scope may vary significantly across different clients: * Client service for property owners and tenants. * Drafting of contracts. * Managing contract renewals with property owners and tenants. * Deposit management with INCASOL. * Managing lease surrenders. * Monthly rental settlement management. * Collection of unpaid rents. * Gathering required documentation for tax filing. * Management of expense invoices. * Incident management. * Budget comparison. * Rent adjustment updates. * Tenant negotiation. * Delinquent account management. * Procedures for issuing Habitation Licenses (Cédulas de Habitabilidad). * Procedures for issuing Energy Certificates (Certificados Energéticos). * Managing tenant move-ins and move-outs. * Managing utility service activations and deactivations. * Coordination with home insurance providers. * Meetings with sales staff. * Concierge management: payroll processing, invoice payments, occupational risk prevention, coverage for absences, and working hour monitoring. * Key handover to industrial clients, property owners, and tenants. REQUIREMENTS **Education** * Bachelor’s degree in Economics. * Bachelor’s degree in Law. * Bachelor’s degree in Business Administration and Management (ADE). * Bachelor’s degree in Architecture. * Bachelor’s degree in Real Estate Planning and Management. * Bachelor’s degree in Real Estate and Construction Studies. * Master’s degree in Real Estate and/or Asset Management. * Higher Vocational Training in Administration and Finance. * Up-to-date training on the Urban Leases Act (LAU). * Training in incident and claims management. * Real Estate Agent (API) certification course.
